St. Pete has more original terrazzo than anywhere else we work. Mid-century blocks in Disston Heights, Lakewood Estates and Shore Acres were poured with terrazzo, and about half the homeowners who call us about 'ugly old floors' are sitting on a floor worth restoring instead of covering.

The other half of our Pinellas work is beach sand. Anything within a few miles of the Gulf — St. Pete Beach, Treasure Island, Pass-a-Grille — gets fine quartz sand tracked across it daily, and that sand is what grinds grout lines gray.

Different market, different problem. Here's what we run into in Pinellas County specifically.
If your 1950s or 1960s St. Pete home has carpet or vinyl over the slab, pull a corner up before you buy flooring. We regularly find intact terrazzo underneath. Restoration is a diamond grinding, honing and polishing process at $3.50–$6.50 per square foot — often cheaper than new tile and far more durable.
Beach-side homes need sealing on a shorter cycle than inland ones. Quartz sand is abrasive enough to wear the top off a sealer in about two years on an entry floor, so we plan beach properties for a seal refresh sooner than the standard three years.
Downtown high-rises and beach condos usually require a certificate of insurance and freight-elevator scheduling. We handle the COI paperwork with your association before the visit rather than showing up and getting turned away at the desk.

Tile and grout is $1.25–$2.00 per square foot, terrazzo restoration $3.50–$6.50, pressure washing $0.35–$0.50 with a $150 minimum. Beach properties are not charged extra — the mileage is already in the rate.
FAQ
Lift a corner in a closet. If you see a smooth gray or tan slab flecked with marble chips, that's terrazzo. Send us a photo and we'll tell you for free whether it's a restoration candidate.
Yes. We carry general liability and workers' comp and will send a certificate of insurance to your association or property manager ahead of time. Freight elevator and loading dock times are no problem.
About every two years within a mile or so of the Gulf, versus three years inland. Sand is abrasive and wears the sealer at the entries first.
Usually. Humidity smells come from what's living in the fabric, so we extract the cushions and treat rather than spray a fragrance over it. Severely mildewed foam sometimes has to be replaced, and we'll say so.
