Hardwood Floor Restoration and Refinishing

Scratched, dull or water-marked wood usually needs a refinish — not a tear-out.

Hardwood Floor Restoration & Refinishing in Southwest Florida

What you get

  • Dustless sanding and full refinish — oil or waterborne polyurethane
  • Screen and recoat for floors that are dull but not worn through
  • Board replacement, gap filling and pet-stain repair
  • Engineered wood buff-and-coat where sanding depth is limited
  • Stair treads, thresholds and transitions matched to the floor
  • Satin, matte or semi-gloss sheen — you pick before we coat
Why this matters in Florida+

Florida is hard on wood floors: sand grinds through the finish at every doorway, humidity swells the boards and sliding-door sun bleaches whole rooms. In most homes the wood underneath is still thick enough to sand, so we bring the floor back for a fraction of replacement cost. Refinishing runs $3.00–$6.50 per square foot, and a screen-and-recoat on a floor with an intact finish costs far less.

Our process

Four steps, one visit

  1. 01

    Depth and finish check

We confirm the wear layer is thick enough to sand and identify the existing finish before quoting.

  2. 02

    Dustless sanding

Vacuum-shrouded belt and edge sanders take the floor to bare wood with almost no airborne dust.

  3. 03

    Repair and stain

Damaged boards swapped, gaps filled, then stain applied and approved on-site.

  4. 04

    Coat and cure

Two to three coats of polyurethane. Light foot traffic the next day, furniture after cure.

FAQ

Hardwood questions

Can my hardwood be refinished, or does it need replacing?+

If the boards are solid and at least 3/32 inch of wear layer remains above the tongue, they can be sanded and refinished. We measure before quoting. Engineered floors with a thin veneer get a buff-and-coat instead.

How much does hardwood refinishing cost in Florida?+

Sand-and-refinish runs $3.00–$6.50 per square foot depending on the finish, stain and repair work. A screen-and-recoat on a sound finish is significantly less. You get a flat price up front.

How long before I can walk on the floor?+

Light socked-foot traffic the day after the last coat, area rugs and heavy furniture after about a week so the finish fully cures.

Do you handle water damage and pet stains?+

Yes. Dark pet stains that have penetrated the wood are cut out and boards replaced. Cupped boards from a leak often flatten once dry and can then be sanded level.
