Slate Floor Cleaning, Sealing and Restoration
Flaking, cloudy slate is almost always old sealer — not worn-out stone.
Most Florida slate that looks ruined is fine underneath. What failed is the topical acrylic or wax sealer somebody put on years ago: it clouds white, traps dirt, peels in traffic lanes and lifts flakes off the stone with it. We strip that coating off completely, deep clean the cleft texture, repair spalling and loose pieces, then seal with a penetrating or enhancing sealer that brings the natural color back without the plastic look. Slate floors questions
Why does my slate floor look white, cloudy or patchy?+
That is a failed topical sealer, not the stone. Acrylic and wax coatings cloud as moisture gets trapped underneath, and Florida humidity accelerates it. Stripping the coating off and sealing properly fixes it.
My slate is flaking apart — can it be saved?+
Usually yes. Light spalling is the top layer of a coated tile lifting; we strip, clean and consolidate it. Only badly delaminated individual tiles need replacing, and we tell you honestly which ones before we start.
Can slate be sealed to look darker and richer?+
Yes. A colour-enhancing penetrating sealer deepens the natural greys, rusts and greens without a shiny film on top. We test a patch so you see both finishes before choosing.
Can slate be polished shiny?+
Natural cleft slate will not take a mirror polish — its surface is textured by nature. Honed slate can take a soft satin sheen. Anyone promising a high gloss is putting a coating on it, which is exactly what fails later.
What does slate floor restoration cost?+
