Floor Restoration & Tile / Grout Cleaning in Lakeland, FL

Historic-home floors, hard-water staining and exterior washing across Polk County.

Lakeland is our inland market and the problems are genuinely different from the coast. There is no beach sand here — instead we deal with well water, iron and mineral staining, clay and phosphate dust, and pollen from the oak canopy that coats every exterior surface each spring.

More about Lakeland floors+

The housing mix runs from the 1920s craftsman and Mediterranean homes around Lake Morton and Dixieland — hardwood, terrazzo, original tile — to newer builds in South Lakeland and out toward Auburndale with large-format porcelain.

What actually wrecks floors in Lakeland

Different market, different problem. Here's what we run into in Polk County specifically.

Well water and iron staining

Outside city limits most homes are on a well. Iron in the water leaves orange staining on showers, tile and driveways that ordinary cleaners will not touch — it needs a reducing agent, not bleach. Bleach actually sets some rust stains, which is why DIY attempts often make it worse.

Oak pollen and shaded exteriors

Lakeland's tree canopy is an asset and a maintenance problem. Shaded north-facing driveways, pavers and sidewalks stay damp and grow algae year-round, and spring pollen loads every screen and lanai. Annual soft washing is the realistic cycle here.

Historic homes and original materials

The Lake Morton and Dixieland districts have floors worth protecting: heart pine and oak hardwood, terrazzo, and 1920s ceramic. Hardwood refinishing runs $3.00–$6.50 per square foot and terrazzo $3.50–$6.50 — both far cheaper than losing an original floor.

FAQ

Lakeland questions we get asked

Will bleach remove the orange well-water stains on my driveway?+

No, and it can set them. Iron staining needs an oxalic or reducing-agent treatment applied to the surface and rinsed properly. It's a different product and process from mildew removal, though we often do both in the same visit.

Do you refinish hardwood floors in Lakeland?+

Yes — sanding and refinishing runs $3.00–$6.50 per square foot depending on the species, existing finish and how much damage has to come out. Historic heart pine gets a lighter, more careful cut than modern oak.

How often should a shaded Lakeland driveway be washed?+

About once a year, sometimes more on a north-facing or heavily canopied lot. Shade plus damp is exactly what algae wants, so shaded surfaces come back faster than sunny ones.

Is Lakeland outside your main service area?+

No. Polk County — Lakeland, Winter Haven, Bartow and Auburndale — is a regular part of our route between Tampa and the coast.

Can you clean around a hard-water shower without damaging the tile?+

Yes. Mineral scale is dissolved with the mildest effective product for the surface. On natural stone showers we avoid acids entirely and use a mechanical approach instead.
