Why Florida floors look older than they are+
Sand, humidity and hard water do the damage here. Grout is porous, so soil settles below the surface where a mop can't reach. Unsealed pavers grow mildew within a season. Terrazzo dulls as the original polish wears off. None of that means the material failed — it means the surface needs restoring, which is exactly the work we've done on the Gulf Coast for 30+ years.

Can a 20-year-old tile floor really be restored?+
In most Florida homes, yes. The tile itself is rarely the problem — the grout is porous and saturated with soil, and the sealer is long gone. Hot-water extraction plus color sealing brings the floor back to a uniform, sealed finish for a fraction of what tearing it out costs.
When is replacement actually the right call?+
When tile is cracked or hollow across large areas, when carpet backing has delaminated, when terrazzo has structural cracks through the slab, or when there's active moisture damage underneath. We'll tell you that up front instead of selling you a cleaning that won't hold.
How much cheaper is restoration than replacement?+
Restoration is normally a small fraction of a full tear-out and reinstall once you include demolition, materials, labor and the days you can't use the room. We give a flat restoration price so you can compare it directly to a replacement bid.
How do I know before you start?+
We test a section. You see the cleaned area next to the untouched area and decide from there — no charge, no pressure.
